Below Market Value Property Flips

We are open to investors who wish to provide loans on secured or unsecured basis. Our strategy is to operate a close-ended property purchase, at below market value, and sell at or above market value.

Secured Loan

A first or second charge will be taken against the property in the lender's name for the amount lent. Should we, Poppy and Thistle, fail to repay the loan for any reason, the lender(s) can then take ownership of the property or recover their collateral..

As the loan is secured against a specific property the loan agreement would be prepared when a property has been identified.

Unsecured Loan

An unsecured loan can be used against any property or multiple. As there is no collateral it can be used quickly.

Join Ventures

Some properties may need a longer, more formal arrangement. These include those requiring significant renovations or where both parties would like to retain a stake in the property.

 

These projects can benefit from joint ventures where different parties come together to form a new limited company to hold the project.

4. Key Risk Factors

Capital at Risk: Private loans and Joint Ventures are unbacked by central authorities. You may lose some or all of your invested capital.

Illiquidity: Loan notes and JV equity interests are non-readily realisable assets. There is no public secondary market, and funds cannot be withdrawn prior to contractual maturity or project exit.

No Statutory Protection: Investors have no recourse to the Financial Ombudsman Service (FOS) or the Financial Services Compensation Scheme (FSCS).

Governing Law: Any contracts, loan agreements, or JV structures entered into as a result of this page are governed by and construed in accordance with Scots Law, subject to the exclusive jurisdiction of the Scottish courts.
